The most common things owners ask before requesting an analysis.

Yes, entirely. No setup fee, no card on file, no obligation to ever work with Bear. We do these because they’re the start of every owner relationship we earn, and because we want our recommendations in market — even if you ultimately self-manage or hire someone else.

Zestimate (and Rentometer, RentRange, etc.) are useful starting points — they’re zip-code-level statistical averages based on public data. Our analysis is researched specifically for your property: we look at what’s actively listed within a few blocks, what’s actually rented recently, what condition we’d expect your specific home to be in, and we apply local knowledge about pricing thresholds that algorithms miss. The result usually moves the recommended rent by $200–$500/month vs. the automated estimate.

No. Our follow-up policy is simple: we send your analysis. If we don’t hear back, we’ll check in once a few days later, share something useful (like a relevant blog post) at the two-week mark, and then ask you directly whether to keep following up or close your file. No autodialer, no aggressive sales sequence. Most owners requesting an analysis aren’t ready to hire today, and that’s fine.

So we can prepare a real analysis instead of a generic call back. The property details (city, type, size, current status) let Adam actually research your home before he reaches you — which is the entire point of doing this in writing.

Probably. We focus our management services on those 15 cities so we can stay genuinely local, but we’ll often do the analysis for properties in adjacent OC areas (Anaheim Hills, Yorba Linda, Seal Beach, etc.) and refer you to a trusted local manager if it’s outside our coverage. Just select “Other OC city” on the form.

Even better — that’s actually the best time to get an analysis. We’ll tell you whether you’re currently under-renting (very common with long-term tenants) and what the renewal-vs-replace math looks like at current market rates.
