I’ve seen too many OC owners under-rent their homes because they trusted a Zestimate, or over-price them and sit empty for two months. The difference between getting it right and getting it close is often $200–$500 a month, enough to swing the math on whether your rental cash-flows.

Every rental analysis that goes out of Bear has my eyes on it before it ships. I check the comps, I look at what’s listed in your neighborhood right now, and I write the recommendations myself. It takes me 20-30 minutes per analysis. It’s worth it.

A clean 1–2 page PDF with the rent range we’d recommend, a days-to-rent estimate based on real OC placement data, two or three specific positioning recommendations (what to change before going to market), and the comp set we used. Plus a no-pressure invitation to discuss on a call if you want.

Tell us. Adam will walk you through how he arrived at the recommendation and adjust if he missed something about your property or situation. The analysis is a starting point for a conversation, not a verdict.

No pressure either way. If you want to move forward, the analysis email will include a direct line to Adam and a simple next-steps outline. If you’d rather take the analysis and self-manage (or hire someone else), that’s fine too — we’d rather you have good information than a contract.

No. The only emails you’ll get from Bear are: (1) the immediate confirmation, (2) your analysis when it’s ready, (3) a quick check-in a few days later if we haven’t heard back, and (4) one occasional value-add (a relevant blog post or OC market update, usually monthly or less).
