fountain valley
From the original 1960s family tracts around Mile Square Park to the upscale enclaves of Tiburon and Green Valley — Fountain Valley is one of Orange County’s most established, family-first cities.

Fountain Valley isn’t one market — it’s established family tracts and upscale enclaves, priced very differently.

Fountain Valley is one of Orange County’s most established family cities — roughly 57,000 residents on a flat, walkable grid built largely in the 1960s and ’70s, and the only OC city contained entirely within a single ZIP code (92708). An attainable central tract home is nothing like an upscale Tiburon custom or an amenity-rich Green Valley home, and pricing across that range — from the $2,600s for a condo to around $9,500 a month for a premium enclave home — takes neighborhood-by-neighborhood knowledge, not a citywide average.

We’ve worked across the communities here: the homes ringing Mile Square Regional Park (one of the largest urban parks in the county), the planned community of Green Valley (greenbelts, pools, and associations), the upscale enclave of Tiburon, the interior family tracts of Greenbrook, the active Los Caballeros corridor, and the original 1960s tracts and condos of central Fountain Valley.

Bear’s approach in Fountain Valley is the same as anywhere, executed to a higher standard: identify the right tenant for the specific neighborhood, price to the comp set, screen rigorously, and back the placement with our six written guarantees. The difference is fluency — an HOA-governed Green Valley home, an upscale Tiburon custom, and an entry-level central condo are three different businesses, and we run all three.

  • Condos & townhomes the Los Caballeros corridor, central Fountain Valley, and the attached communities along Brookhurst and Warner

Schools

Two districts, one city

Fountain Valley is served by two districts: the Fountain Valley School District (K-8, ten well-regarded schools) for elementary and middle grades, and the Huntington Beach Union High School District, home to top-rated Fountain Valley High, for grades 9-12. For family tenants, the school assignment is a real leasing factor and is worth confirming by address.

ZIP codes we serve

Fountain Valley

Fountain Valley is the rare Orange County city contained entirely within a single ZIP code — 92708 covers the whole city, from Mile Square Park to every tract and enclave.

Regulatory

HOAs & rent control

Some Fountain Valley communities are HOA-governed (Green Valley, Tiburon, and several attached tracts), with rules on leasing, tenant registration, and amenity access — Bear handles the full association process. Because the city was built mostly in the 1960s–70s, Mello-Roos is rare here, unlike newer South County tracts. No local rent control; statewide AB 1482 applies, and most SFR/condos are exempt when properly noticed. Read our AB 1482 guide for OC landlords →

Fountain Valley owner questions

The questions we hear most.

Common questions from Fountain Valley owners considering Bear.

Fountain Valley spans a wide range — a central condo or townhome might lease in the $2,600–4,300 band, an established single-family home in the $4,400–5,800 range, and an upscale Tiburon or remodeled enclave home up to around $9,500 a month. Pricing depends on the neighborhood, the HOA and amenities, and the finish level. The rent table above gives a defensible range, but the only honest answer is a personalized rental analysis — we’ll pull live comps within your part of the city. Request a free analysis →

Yes. Several Fountain Valley communities — Green Valley, Tiburon, and a number of attached tracts — are HOA-governed, with rules on leasing, tenant registration, parking, and amenity access. Bear handles the full association process: submitting tenant paperwork, ensuring lease terms comply with the CC&Rs, and coordinating amenity access so your tenants start on the right foot.

Most likely yes — if it’s owned in your individual name or in an LLC with no corporate members, AND you’ve given your tenant the specific §1947.12(d)(5) exemption notice in writing. Nearly all Fountain Valley single-family homes and condos qualify, but the exemption isn’t automatic — you have to claim it correctly. Full AB 1482 guide →

Often, yes. In Fountain Valley, a home backing or walking-distance to Mile Square Regional Park, or assigned to a sought-after Fountain Valley elementary, tends to lease faster and a bit higher than an otherwise similar home elsewhere in the city — green space and schools are two of the strongest demand drivers here. We price to your exact street and school assignment, and we lead the listing with the amenities that actually move Fountain Valley renters.

A fair amount. In Fountain Valley, an upscale enclave home (Tiburon), an amenity-rich planned community (Green Valley), or a fully remodeled home all command a premium over an original central tract — sometimes a thousand or more a month between otherwise similar-sized homes. We price to your exact neighborhood and home, not a citywide average.

Yes — many Fountain Valley owners are out-of-state, military, or relocated owners. Bear is built for remote, hands-off ownership: one accountable manager, owner statements and rent paid out by the 10th, vetted vendors, and direct access to Adam rather than a call center. Request a free analysis →
