Fountain Valley isn’t one market — it’s established family tracts and upscale enclaves, priced very differently.
Fountain Valley is one of Orange County’s most established family cities — roughly 57,000 residents on a flat, walkable grid built largely in the 1960s and ’70s, and the only OC city contained entirely within a single ZIP code (92708). An attainable central tract home is nothing like an upscale Tiburon custom or an amenity-rich Green Valley home, and pricing across that range — from the $2,600s for a condo to around $9,500 a month for a premium enclave home — takes neighborhood-by-neighborhood knowledge, not a citywide average.
