A promise you can't enforce isn't a promise.

Walk through any property management website in Orange County and you’ll find the same words — trusted, hassle-free, peace of mind. They’re easy to say because nothing happens if they aren’t true. There’s no clause, no number, no consequence. Just a feeling the marketing team picked.

Bear took the opposite approach. We wrote down the six things owners told us they actually worry about — how long it sits vacant, getting locked into a bad agreement, being ignored, eviction costs, pet damage, and unvetted vendors — and attached a specific recourse to each one. If we miss, you don’t get an apology. You get a waived fee or a covered cost. The consequence lands on us, not you.

These aren’t aspirations. They’re firm, written commitments — the same six on every property Bear manages, whether it’s a Balboa Island cottage or a Newport Coast estate.

Guarantee

Rented in 30 Days

We’ll find a qualified renter for your property within 30 days of going to market — properly priced, professionally screened.

How it works

The 30-day clock starts the day your property is rent-ready and listed at the price from our rental analysis — not the day you call. We screen every applicant ourselves, so “rented” means a qualified, vetted tenant under lease, not just an inquiry.

Guarantee

Owner Happiness Pledge

Every Bear management contract is fully cancelable, any time, no penalties. We earn your business every month.

How it works

Give us notice and we wind down cleanly — return your documents, deposits, and tenant records. You’re never locked in. We’d rather keep you because the work is good than because the paperwork traps you.

Guarantee

24-Hour Response

Call or email and you’ll hear back within 24 hours — usually much sooner. Your tenants get the same response window.

How it works

One person, one phone line — when you call Bear, you reach Adam. The 24-hour window covers both owners and tenants, because a tenant who can’t reach anyone becomes your problem fast.

Guarantee

Eviction Protection

We screen tenants thoroughly. If one of our placements requires eviction, we cover the legal costs.

How it works

This applies to tenants we placed and screened. Rigorous screening is why evictions are rare — but if one is ever necessary, Bear puts up to $1,000 toward the legal cost so a bad outcome isn’t entirely yours to carry.

Pet Damage Protection

When we approve a pet, we stand behind it. Damage that exceeds the security deposit is on us.

How it works

For any pet Bear approved, if the animal causes damage beyond what the security deposit covers, Bear pays up to $1,000 out of pocket. Allowing pets widens your tenant pool and raises rent — this removes the risk that usually comes with it.

Vendor Guarantee

Every vendor we send to your property is licensed, insured, and personally vetted by our team. No exceptions.

How it works

No unlicensed handymen, no markup on their invoices, no surprises. Every tradesperson who touches your property is licensed, insured, and vetted — and if one of them causes damage, that’s on Bear to resolve, not you.

Guarantees are only as good as the work behind them.

Bear can make these promises because the operating model is built to keep them — not because we’re optimistic.

Transparent, flat pricing.

7% of monthly rent plus a one-time 25% monthly rent leasing fee. No setup fees, no marketing fees, no maintenance markup. When there’s no incentive to pad an invoice, the vendor guarantee is easy to keep.

You hire Adam, and Adam reviews every analysis, answers every call, and signs every guarantee. Nothing routes through a call center — which is how the 24-hour response actually holds.

Rigorous screening

Credit, income, rental history, and reference checks on every applicant. Strong screening is why the 30-day, eviction, and pet guarantees are affordable to offer — we rarely have to pay out.

They’re firm, written commitments Bear makes to every owner — each with a specific recourse you can hold us to. They aren’t buried in fine print or dependent on a contract clause; they’re simply how Bear operates on every property. If there’s no real recourse, we don’t call it a guarantee.

The day your property is rent-ready and listed at the price from our rental analysis — not the day you sign up. If a home needs paint, cleaning, or repairs before it can show well, that work happens first; the 30 days run from the day it goes live on market at the agreed price.

It applies to tenants Bear placed and screened. The guarantee is backed by our own screening, so it covers placements we’re responsible for. If you bring an existing tenant into a new Bear agreement, we’ll walk you through exactly which guarantees apply from day one.

That’s the point. A cancel-anytime contract means Bear has to earn your business every single month. There’s no lock-in to hide behind — if the work slips, you leave, and we know it. It’s accountability pointed at us, not at you.
